A lot has to happen at the same time when a home is to be sold. We go through everything with you first, take care of the valuation, the sale and the contact with the estate agent, and keep you updated all the way.
What would it cost for you?
Work out a guide figure in two minutes, or tell us what you know and we will call you. The fixed price is set in writing after we have been through the film and your answers.
- The home
- Our support with the sale of the home costs you 0 kr. You agree the estate agent's fee with the agent. We receive no payment from the agent at present.
- Belongings
- The whole proceeds go to the estate, after the auction house's own fees. Our fee for the sale, vehicles included, is 5 percent of what is paid into the estate's account, at least 1 500 kr and at most 4 000 kr including VAT, and never more than 20 percent of what is paid in. It is invoiced to the estate separately. If nothing is paid in, the fee is 0 kr.
- Clearing and cleaning
- If you order it, each part gets its own price in the quote. We never buy anything from the estate.
- Timing
- The home can be listed and contracts signed early, but the handover to the buyer (tillträde) and payment wait until the estate inventory (bouppteckning) has been registered.
What is included, and what is not
Included
- The home is made ready for sale: cleared, cleaned to estate agent standard, ready for photos
- An estate agent, your own or one we recommend, with all the material ready
- Belongings: sold on behalf of the estate with open reporting
- Coordination of viewings, handover to the buyer and closing
Not included
- The estate agent's fee, which the estate pays and which you agree directly with the agent
- Buying anything from the estate, we never buy anything ourselves
- Title registration and tax return. If the estate has several heirs, the estate first applies for title registration (dödsbolagfart) at Lantmäteriet (the Swedish land registry), the buyer then applies for their own title registration, and you report the sale in your tax return the year after
How it works
Valuation before clearing, a decision per item in the app, sale on behalf of the estate, the home handed to an estate agent, and handover to the buyer after the estate inventory has been registered. The order and the deadlines are in the ten-step guide.
Who is responsible
Common questions
What does it cost if we choose your estate agent?
Vidare's support is included. The estate agent's fee is paid by the estate and you agree it with the agent. We receive no payment from the agent at present.
What does the estate get for the belongings?
The whole proceeds, after the auction house's own fees. The money from auction houses and buyers goes straight to the estate's account, never through us. Our fee for the sale, vehicles included, is 5 percent of what is paid into the estate's account, at least 1 500 kr and at most 4 000 kr including VAT, and never more than 20 percent of what is paid in. It is invoiced to the estate separately and shown on the final settlement (slutavräkning).
Can we keep some things and sell the rest?
Yes. Each heir marks keep, sell or donate in the app. The marking is a wish. How the items that are kept are valued and accounted for is decided by the heirs together at the distribution of the estate (arvskiftet), which is outside our assignment, and the material from the app goes with it.
How do we know you are not selling too cheaply?
The valuation is made by someone who does not buy anything themselves, the auctions are reported openly, and we never buy anything from the estate.
